RATES, TERMS & CONDITIONS SUMMARY AS OF 06/01/09

ACCEPTABILITY:
Children: Management approval required for Children under the age of ten (10) years. Home's Decor has lots of glass. Ponds, Creek and Pool are NOT fenced off from home. All adults staying in home over age eighteen (18) years must sign 'Disclaimer Agreement'.

Handicapped/Infirm: This home is on one level, and has two 6" high steps to the front door. Both house baths are tub/shower enclosures with no seats. Sliding door exits to covered patio. After maneuvering down two 6" high steps from covered patio, wheelchair can navigate Boardwalk and Pool Deck, although surface is rough.

Allergies?: This home is equipped with an Aprilaire Clean Air Filtration System. House is vacuumed with hepa filter vac.

Pets: We're sorry; pets are not permitted on premises (Service animals exempt.)

Smoking: Permitted outside only, must use ash trays only (provided). For sanitary and cleanliness reasons, cigarette debris placed other than ash trays will result in the loss of the damage deposit.

Caretakers: Landscaping of this home's caliber requires regular landscape maintenance (10:00AM to NOON daily). This property has on site caretakers secluded away from rental home.

GUEST LIMIT: Maximum Occupancy = (12) Guests

RENTAL PERIOD: Minimum Rental = (2) Nights

WINTER SEASON RATE, OCT 1ST, 2009- APRIL 30TH, 2010:
$200.00 Night - $1,200.00 Week - $4,500.00 Month

SUMMER SEASON RATE, MAY 1ST, 2009 - SEPT 30TH, 2009:
$250.00 Night - $1,600.00 Week - $6,000.00 Month

EXTRA GUEST RATE: 1-6 Guests included in rates above.
                                   $25.00 per Guest/per Night (1-6 Extra Guests)

DAMAGE DEPOSIT: $300.00 Refundable 2-3 weeks from departure date. Refundable dollar amount is subject to damage charges.

CLEANING FEE: $100.00 Non-refundable

RESERVATION PAYMENT: Will be 50% (1st half) of Total Due. Reservation Payment must be received within seven (7) days of the date on the Guest's 'Confirmatory Reply' letter in order to hold reservation. Signed Rental Agreements and Guest’s Information Form must accompany the Reservation Payment.

BALANCE DUE PAYMENT: Will be 50% (2nd half) of Total Due. Balance Due Payment must be received thirty (30) days prior to arrival date.

RESERVATION CALENDAR: A universal calendar system is used through our linked websites. On the date of our 'Confirmatory Reply' letter to our Guests this calendar is immediately updated to reflect a TENTATIVE RESERVATION. This tentative reservation will be held for seven (7) days pending the receipt of our Guest’s Reservation Payment. Our Calendar is then immediately updated to reflect our Guest’s selected stay as RESERVED.

PAYMENT METHODS: Business, Personal, Cashier’s, Travelers Checks, and Postal Money Orders (drawn from USA banks only) are accepted. Major credit cards are accepted via secured website PAYPAL.com (3% Processing Fee applies). Reservation made within thirty (30) days of arrival date will require an in full cash only payment at arrival. A $25.00 handling fee will be charged for all returned checks. RENTAL AGREEMENTS: Include: Payment Agreement, Rental Agreement and a Disclaimer Agreement. These Rental Agreements will be emailed or mailed to Guests for signatures. All agreements must be signed and returned via Postal Mail, Fax or Email within seven (7) days of the date on our ‘Confirmatory Reply’ letter.

CANCELLATION/CHANGES: A sixty (60) day notice is required for cancellation. Sixty Days Prior to Arrival: Cancellation or changes made more than sixty (60) days prior to arrival date will incur no penalty. Fifty-nine to Thirty-one Days Prior to Arrival: Cancellation or changes that result in a shortened stay made within fifty-nine to thirty-one days prior to the arrival date forfeit fifty percent (50%) of the total payments made. Thirty Days Prior to Arrival: Cancellation or changes that result in a shortened stay made within thirty (30) days prior to the arrival date forfeit one hundred percent (100%) of the total payment made.

DIRECTIONS & ARRIVAL/DEPARTURE INSTRUCTIONS: Will be emailed or mailed to guest upon receipt of the 'Balance Due Payment'. These instructions will have the Security Gate Code.

GUEST CHECK-IN TIME: 3:00 p.m. (PST).

GUEST CHECK-OUT TIME: 10:00 a.m. (PST)
